- What is my house really worth
- Your house is worth whatever the market will pay. There are many things to consider when estimating the value of a property. How many rooms are there? How old is the house? What repairs or updating does the home need? How are the rooms laid out?
All these factors come into play when setting a realistic value. Many people think that just because there neighbor got X number of dollars for their house, that their home is worth that much too. Not always the case.
While homes are compared to recent sales of similar homes, it also depends alot on the condition of the property. The more repairs and updating a house requires to meet the standards of the competion, the less value it has.
Every home more than ten years old will need the carpet replaced, interior walls and trim painted, fixtures updated, gutters cleaned and painted, exterior painting, maybe landscaping, HVAC repairs, potential foundation work. The list can go on and on depending on how well the house has been maintained over the years. These are the things we take into account when making our offer. That's how we come up with "fair market value".

- What if after we sign a contract, then I get a better offer
- If you receive a valid offer better than ours, even after the contract is signed, we will move out of the picture and let you take the best offer available, provided it is still relatively early in the process. By that I mean, if we have not already gone through financing the deal, done any advertising or paid out funds for maintainance, utilities, repairs etc... By law, a contract is a binding agreement. Even though we would have every right to enforce our contract, we are not in business to take advantage of people. All we want are satisfied clients.
- When do I have to be out of the property
- You and all of your possessions must be out of the property at the time of closing. That would be when we sign the papers and ownership transfers. You would be responsible for handing over the keys to the house and be ready to fully reliquish the property. We will immediately need to go in with a cleaning crew to begin repairs and necessary maintainace to prepare the property for sale or rent. Any belongings left behind will be donated to Good Will or be hauled away.
- What if I need time to get my affairs in order
- We will close any time that you want. If we sign a contract and you need three months to get prepared for the move, then that's OK with us. There's no rush from our side. Take whatever time you need to get your affairs in order, and we will be there when you are ready to complete the deal. We can do it fast, or we can do it slow. It's at your convience.
